Research coverage

A structured view of development context.

CivDIP is designed to reduce fragmented research and make the supporting record easier to inspect, review, connect, preserve, and carry forward.

Current Brunswick County research scope
Research areaAvailable scopeLimitations to check
Parcels and mapped contextOfficial Brunswick parcel lookup and configured county layersSource dates, geometry, and property identity require verification.
Municipal planning documentsConfigured official-web discovery for 18 Brunswick municipalitiesSandy Creek has no independent official municipal website listed by the county. Source failures and incomplete packets remain visible gaps.
Deeds and platsRecorded-instrument references and review workflowA book/page reference does not establish that the instrument was retrieved or its legal effect verified.
Historic and cemetery contextConfigured public historic-resource sourcesMapped points do not establish surveyed burial boundaries. Restricted archaeology is outside ordinary reports.
Nearby developmentOn-demand screening of selected county project layers, with case monitoring on eligible plansSelected sources are not a complete inventory. Monitoring reports changes in collected evidence, not every real-world event.
ReportsDrafts and explicitly approved, versioned reportsReview the as-of date, source citations, qualifications, and unresolved work.

Account access and plan availability are controlled by the operator. Source availability and the evidenced scope of each case are shown in the workspace.

Parcel intelligence

Start from the parcel and organize official property information, address and PIN research, geometry, spatial context, and findings around the site.

Planning and land use

Bring planning layers, zoning-related evidence, municipal context, policy signals, and reconciliation workflows into one review surface.

Deeds, plats, and records

Connect deed and plat research to the parcel and case record while preserving source provenance, review state, and supporting evidence.

Nearby development

Evaluate surrounding projects, mapped relationships, and cumulative development patterns without losing the evidence behind each finding.

Environmental context

Bring flood and environmental signals into early development research so mapped constraints and contextual evidence are visible beside the parcel record.

Historic resources

Surface historic-resource records, preservation sensitivity, and linked evidence with controls designed for careful, reviewable use.

Source-traceable findings

Keep important findings connected to preserved records, captured source material, provenance, evidence classifications, and review decisions.

Intelligence and reports

Carry reviewed findings into structured intelligence and reports that support internal review, client communication, and defensible decision-making.

What you can do in CivDIP

One workspace for development intelligence, research, and review.

CivDIP brings parcel research, source discovery, spatial context, planning review, land-record analysis, nearby development, historic resources, evidence preservation, human review, and structured outputs into a single research workflow.

Search from the real development questionStart with an address, parcel number, PIN, development name, or mapped site and move into a structured case.
Inspect parcel geometry and spatial relationshipsReview the site in context and carry mapped relationships into the research record.
Evaluate planning, zoning, and municipal signalsReview planning layers, jurisdictional context, municipal sources, and reconciliation results in one place.
Research deeds, plats, and linked recordsConnect land-record evidence back to the parcel and case instead of leaving documents isolated from the analysis.
Surface historic-resource considerationsReview historic-resource context with traceable evidence and sensitivity-aware handling.
Track nearby and cumulative development activitySee surrounding projects and preserve the source trail behind project-level and cumulative findings.
Bring environmental and flood context into reviewKeep mapped environmental signals visible beside parcel, planning, and development research.
Record findings and human review decisionsConfirm, challenge, refine, and document conclusions instead of accepting opaque automated output.
Preserve source captures and provenanceKeep the supporting evidence as part of the research product so findings remain inspectable later.
Produce structured intelligence and reportsCarry reviewed evidence forward into outputs that are easier to communicate, revisit, and defend.
Use secure, role-aware accessApproved-device sign-in and separate customer workspaces protect research access. Reviewers control report approval.
Work within bounded research usageClear usage limits and visible research status help you understand what is running and when to retry.

Built for defensible work

Intelligence without the black box.

CivDIP is intentionally neutral, evidence-centered, source-traceable, and human-reviewable intelligence and reports. The platform is meant to support professional judgment, not replace it.

Commercially deployable architectureUsage controls, bounded concurrency, secure access, and source connectivity are enforced in the private customer environment.
From evidence to decision support

Research that stays useful after the first answer.

CivDIP is built so research can be reviewed, revisited, challenged, refined, and carried into later work without losing the source trail behind it.

Case-centered organizationKeep parcel facts, sources, findings, and review state together.
Provenance and evidence stateKnow where information came from and how it has been classified.
Reviewable outputsStructure intelligence so professionals can confirm or challenge it.
Continuity into reportsCarry reviewed research into clear, source-traceable deliverables.
